Energy Performance of Buildings Regulations (N.I) came into force in N.Ireland on 30th June 2008
All dwellings being sold need an Energy Performance Certificate and the duty to have one produced is on the property seller. The certificate is an indication of how energy efficient a home is and is a legal requirement.
An Energy Performance Certificate is similar to the colour coded ratings on electrical appliances. These certificates display an energy rating for buildings based on its energy efficiency rating from A to G. 'A' rating shows that it is very efficient, meaning lower fuel bills, while 'G' is inefficient, meaning higher fuel bills.
Energy performance is increasingly becoming a genuine factor in the decisions that people make about the home in which they choose to live. A good rating should help you to sell your home faster -make it an essential part of your viewing pack.
Then new legislation clearly states it is the
property owner who has a legal duty to
have an Energy Performance Certificate
undertaken for their property, not their agent
or Solicitor.
An Energy Performance Survey must be
undertaken before a dwelling is offered for sale
and applies whether or not it was on the
market before 30th June 2008 - non compliance
may result in a substantial fine.
